Slopes, redwood shade and off-grid power

Flat ground is rare around Occidental, and most saunas here end up on concrete piers or a built-up deck that steps down the hill. We set the piers to the slope, carry the floor on beams, and run a boardwalk to the door so nobody tracks forest duff into the hot room.

Redwood shade and coastal fog keep the ground damp for much of the year. Moss grows fast, and a building without airflow rots from the sill up. We lift the floor well clear of the soil, leave open space under it for air, put a foil barrier behind the interior boards and a vented cavity behind the siding. Redwood or cedar on the outside handles the damp and looks right among the trees.

Plenty of homesteads here run on solar and batteries, or sit at the end of a long service line. A heavy heater draw can drain a battery bank on a gray week in January. Roads like the Bohemian Highway and Coleman Valley Road are narrow and winding, and private drives can be rutted dirt, so materials come in smaller loads and the quote includes the extra trips. Dry-season months are best for hauling.

Permit Sonoma, septic fields and fire mapping

Occidental is unincorporated, so permits go through Permit Sonoma. Much of these hills is mapped for fire hazard, which brings stricter rules for a stovepipe and the ground around it. We check the mapping for your parcel before choosing wood heat.

Almost every property up here depends on its own well and a septic system, and on a slope the drain field often claims the only gentle ground. We locate it before planning anything, and keep piers and trenches clear of both the tank and the lines.

What we build in the Occidental woods

Wood heat without grid power

A firebox needs no wiring, so the room still gets hot when a storm takes the lines down. We size the firebox, fit a spark arrestor and keep the flue clear of branches on a stove sauna that needs no grid power.

A cabin that steps down the hill

Sloped lots suit a small building on piers with a deck at the door. See a cabin on a pier foundation for how we frame and side it.

Bringing back a damp old room

Older forest saunas tend to smell musty, grow soft boards and rust their heaters. We open the walls, fix the moisture source and replace damaged wood through rebuilding a musty forest sauna.

Occidental budget guide

Wood-fired cabins around Occidental run $16,000 to $45,000, mostly driven by the slope and the haul. Repairs and re-lining on older rooms range from a $200 service call to a few thousand for new boards and a heater.

Asked by Occidental homesteaders

We are off grid. Can we still have an electric heater?
A small one, sometimes, if the solar array and battery bank are large enough. For most off-grid homes a wood stove is the practical choice, and we can add a small electric heater for sunny months.

How do you get materials up a dirt drive?
Smaller loads in a pickup or trailer, and a compact loader for the last stretch when needed. We walk the drive on the first visit and include the extra trips in the quote.
